Hello Everone:What do you think are the top five U.S. cities to buy 1–3 bedroom condos for investment?

I'd also like to double down on a massive opportunity I've seen in this space: the owner-occupant arbitrage.Because rent-stabilized properties are primarily valued based on their actual income (which is capped), and not on their potential market income, they can trade at a significant discount to comparable condo or market-rate residential properties.For buyers who are looking for a forever home, the ability to purchase a multi-unit building and owner-occupy a unit can be bargain.

Generally speaking I tend to avoid large purchases that aren't arms length and I also tend to avoid condos, although full disclosure I do own a beach condo.

Condos can be very tricky as investment properties for a few reasons:1.

Agreed.I would NEVER buy a condo as an investment.

I'm thinking maybe an affordable turnkey investment property out of state from a trusted turnkey provider, or perhaps even a 2-3 bedroom low-cost condo unit, where you could rent by the room to students.

Excellent schools get people up here and then they love it.PS- I do have a nice 3 bedroom for under $400K available- tenant occupied  :) Another option is to go the cash flow route in the midwest- I have several there as well.I would be happy to discuss.
