As a broker, my biggest pet peeves are hard money lenders circumventing to my clients, not being upfront about fees, asking for a commitment fee prior to issuing loan docs, and "matching" my broker fees, even though I underwrote the file, got the client, and did all of the processing work.

I’ve seen wholesalers earn a 2.5% commission on a transaction and then charge a 10–20k assignment fee on top of that commission.

Just won a bid at auction.com and my lender provided me with a preapproval but they rejected it saying that it cannot have any condition on it, is it possible por my hard money lender to give me one with no condition?
