I strongly recommend getting involved with your local REI meetup groups so you can work out your pitch with help from other landlords.I hope this doesn't come off the wrong way without tone or facial expressions behind it.

Vacation rental markets move quickly, the best way to avoid a rash decision or loss is to be extremely well informed and remain diligent before, during and through closing. 

If the answer is no, I would highly recommend that you don't make any rash decisions and go spending thousands on VAs.

We also had a rash of fraud which caused us to have to change our verification processes for off platform bookings. 

Maintain your hot tub properly so no one gets "hot tub rash" or Legionnaire's disease. 

I don't want to do something rash while I'm irritated at the world and regret the lost cash flow if things get back to what I had thought was normal for decades.

Ask he/she legal questions surrounding the security deposit before making any rash decisions.IMO - Proceed with the eviction process as soon as legally possible.
