There are some caviets to this but inquire this strategy with your new loan officer and see what they say after they run it up the flag pole.

There was a case in Florida that concluded last year about a HOA restricting the right to put a flag pole in a yard.

@Jeff Trevarthen, Yeah, my agent and I discussed the owner finance idea and we might put that up the flag pole, but I get the feeling that if they are currently holding out for a cash offer they might not be interested in owner carry, or might want a lot down.

They can limit the # of rentals, the type of pets, if owner occupants or renters can have pets, where you park, flag poles, types of landscaping, amount of landscaping, if you can park a boat or an RV and for how long, what size of house you build, how fast you have to build it, the amount of brick you have on it, what types of flags you can fly...and on and on and on.   

The most IMPORTANT part of ALL of this is to make sure you are working with a loan officer that has the experience and know exactly where to take your loan to make sure you can  ADD back expenses or the LO runs it up the flag pole upfront with the lender to get the green light.  

even AFTER the supervisor met with my master plumber and APPROVED the drawing....it got unapproved.Run it up the flagpole, get in front of as many people as you can and visit the office in person. 

Do homebuyers in your area a favor and run him up the flagpole after the deal closes.

Many of the neighbors have a house and a flagpole lot to a mobile.It might be a cost effective way to add a second unit without crazy costs.
