Most operators are very friendly and like to help others.In my local market we do se a slow down in the winters so it might not be the optimal time but it may be different since Texas attracts a lot of people that want to escape the winter.

I agree with @Michael Plaks on the over-recommendation of S Corps, especially for someone making $100k+ at a W2 job for which the SE tax savings would be limited since they already max out social security tax.

I guess the only thing giving me hesitation is that it looks like housing prices are at all time highs even after adjusting for inflation:https://fred.stlouisfed.org/se...Housing affordability is worse today than it was at the bubble peak in 2006 if you believe Case Shiller data.
