Are deals easy enough to come by, or is it hyper competitive and difficult just find them?

Some restrictions are pretty easy but they are still necessary or you'll get into legal trouble.

It makes it very easy to categorize everything and stay on top of it.

Raising capital is not as easy as "gurus" online say it is...just use OPM. 

Things that are easy when you are local get hard when you are remote and have to rely on other people to check or do.For context, I've been investing for over 15 years and after I quit my job, I got licensed and have worked with a lot of OOS investors, so I have seen both sides.

The bigger issue in today’s market is that many real estate deals simply don’t pencil which makes it easy for the lender to simply say no.  

Pay a little more for easy transaction.

If they're not filling it out, it could be because they're not serious or feel they're not qualified.One thing that is in your control is making it as easy and simple as possible for prospective tenants to apply.

It is too easy to scam over the internet.

Not fun or easy but I imagine is rewarding if you can pull it off!
