@Brian Berry Issues like this are why many investors should have a PMC.People don't qualify for an S8 voucher by making good decisions and we see many do stupid things like this that cause them to lose their voucher.Here are your options:1) Assume the issues are not really important to the tenant and hope no further damage happens to the property.2) If tenant doesn't respond to SMS, send someone to doorknock and inquire if tenant still needs maintenance. - Would be a great opportunity for that person to ask the tenant to show them the issues and TAKE A VIDEO  of the issue plus the property condition and evidence of pets.

Spending the time and taking the time and energy upfront to screen really well, meet and interview the tenants is absolutely a key to having the best chance as a "smooth" property in my experience.as a side note on "issues or problems" in general....I feel like the problems we think we will have as landlords or owners never seem to be the actual issues that come up, you can plan and prep and preventative maintenance to the cows come home, but something will come up!
