Anthony, as others have said, the rookie mistake is buying in a high crime area and thinking your tenant pool will not have higher maintenance,  vacancy and evictions than buying in a better neighborhood

Instead of generally looking for a multi-family, pick two or three neighborhoods that have the right blend of strong cash flow and moderate risk, like parts of Hilltop or Whitehall.Once you know exactly what streets you want to buy on, it makes finding the right investor-focused agent and property manager much easier because you can find people who specialize in those specific pockets.Good luck with your search!

Next steps: get pre-approved, set firm investment criteria (price, cash flow, cap rate, neighborhood deal-breakers), build a local team (agent, inspector, property manager, contractor), run real rent comps and conservative rehab budgets, start touring deals (or have your agent/video tour), and practice underwriting 5–10 deals so you can pull the trigger quickly; aim to buy the first one once your numbers, reserves, and team line up.
