Any advice for a beginner in the Hampton, VA market, especially on leveraging a property with a VA loan or transitioning from military life to real estate investing, would be greatly appreciated!

It sounds like you’ve already built a really strong skillset with marketing and leasing — and honestly, that’s a huge advantage when you transition into flips.

Medium-term rentals (MTR) can fill niches like temporary work assignments or transitions, but given the overall market softness and inventory growth in Greensboro, success with MTR requires careful targeting and competitive pricing.
