Here's a timeline of events, per the case they filed:- Owner (let's call him A) died in May 2023- One person, let's call him B, filed no administration necessary as he was the dole heir with court in Georgia in Jan 2024, and was granted the right to sell- The Estate of the deceased sued B in March 2024 in probate court.

In my experience A & B neighborhoods with desirable schools get people who are in better shape financially because the prices are higher and that alleviates many of the problems landlords can face.

But the B class duplex properties in my area (Springfield MO) are priced so they don't cash flow before they're paid off. in other words I have to cover $300-600/month for about 5 years (on a $250K+ properties).The reason I can pay off in 5 years is I have ability to pay large amounts against principal every month (from my regular job income), but I only have 82K for a down payment.Once it's paid off, the property would produce almost 1000$ net cash flow.Are these good numbers or do I need to do things differently?

CR will cover rent assurance for 3 months but beyond that its on me. i'm now 7 months vacant on one property and i'm told the city has denied the application for Section 8 b/c there are "too many vacant properties" in the area.

Eventually, Class A property values increased to the point that even increasing rents didn't allow them to cashflow upon purchase.So, the flood of new investors switched to buying Class B properties.
