I lived on the east side for 6 years and started my journey there, but I bought in Irvington.

Pretty much all over the north side you will get class A tenants even if in an area like Rogers Park, East Humboldt Park, Ukrainian Village, etc. so you don't need be in the fanciest part to get those great tenants where you can increase the rents annually. 

East and west side of the state are hallowed out.

I'm in the middle of purchasing a 225k property. it's a 2 unit property.
