All of our clients are cash basis, which I think makes sense because of the nature of real estate, plus not wanting to pay taxes of income that you haven't received yet. 

Wedding destinations for example taking advantage of the catering, hair, make up, etc.

For properties in areas prone to natural disasters, flood or earthquake insurance might also be necessary.

Also the other Gentlemen north of me who post a bunch I know he has lake from on lake Coeur d' alane  which is a spectacular mtn lake with crytal blue water and at least it used to big big trout :)We really don't have any natural lakes down here.

I am concerned about the increasing insurance costs and natural disasters, and I am curious to know if the numbers could still work to cashflow on something at a $350K to $500K price point with today's interest rates.I would even consider going further inland to Ocala, but I am not a big fan of Orlando/Central Florida.
