The Fair Housing Act (FHA), a federal law, prohibits discrimination in housing based on race, color, religion, sex, disability, familial status, and national origin.

If your requirements aren't published, applicants can claim you are churning application fees or playing favorites based on a protected class (race, color, religion, national origin, sex, age, familial status, etc.) rather than based on published criteria.

I do not think military service is one of those bias criteria like race, religion, political affiliation, etc.  

Halfway through and finally see light at end of the tunnel, as you pace along in Plan E of things and you now found religion as your daily praying "oh dear lord please just let the market hold".... 

The 1% Rule hasn't been gospel in any real estate religion, for any time. 

I want to change this mindsetI don’t think you can legally let current tenants approve or reject incoming ones, especially if it influences decisions around protected classes (race, religion, etc.).
