I assure you the if there was a recession to rival the GFC, I am in a position to come out fine.In addition, it is best to take risks when you have little to lose.  

They come back on the grind shopping around with a bitter taste and will make your life a non-stop phone call blow up LOL.

I also let people know my intentions and ask them why they arent using other sources to sell their property so I dont think I will get bitter people that feel caught off guard thinking they have their house sold when they sign the contract.

It's cheap, one rate for duration of stay which rivals the rate for one day at the local places. 

@Brett Burky suggestion of Rival Brothers is ok but they have a lot of equations that does not really work with note buyers.
