How do I get into this market to rent my furnished properties?

I'm now going to have a contractor officially convert my garage into a 1/1 loft living space but it's $113K but I'll eventually be able to rent that space for $1300-1500/month so definitely meets the 1% rule.  

This is still currently my full time occupation but I am ready to get into Real Estate.I’m stepping into a world of alot of unknown around Real Estate.
