Once you have all that handled then you go into contract and then you hire a civil to prep your pre plat and then you can talk to an architect on plans.. townhouses unless your doing something wild are pretty vanilla builds. 

I want to start with buy-and-hold, build a strong base, and eventually scale into multifamily and larger commercial assets.

Any thoughts on a break even property? 

We've seen quite a few folks come back after a break — and when the vision's there, things move fast.

The states that I know require you to try to mitigate your damages if a tenant breaks a lease early.

Accumlated a few good rentals there, then expended into AZ (bad investment) and ended up living in CA.
