They also don't typically modernize their rentals - although many older properties are being renovated & flipped or BRRRd these days.Another way of looking at the challenge: how many years until a new-build has deferred maintenance issues and is no longer considered "new" or "newer"?

Some institutional lenders flat-out prohibit seconds; others are open if the combined leverage isn’t too aggressive. • Where I’ve seen it work, it usually comes down to (a) strong DSCR at the assumed rate, and (b) the relationship — smaller/regional lenders tend to be more flexible than large agencies.
