I've got a good list of necessary items I know I want to rehab, however with a portion of the rehab money should I a) purchase a new furnace/air conditioner/water heater? 

So my work orders were put in months only to find out they were cancelled so no washer, dryer, microwave or air conditioner for a month 4.

I purchased a new furnace and Air conditioner for my only rental property in July 2018 at a cost of 6875. 

I also provide small shampoo's and conditioners that I get in bulk from Amazon.It is hard to beat either for these kinds of supplies, even if you get a wholesaler to sell to you.

Well..........To be fair, window are conditioner units are actually fairly common in C-class duplexes and such.
