Dental user, urgent care, etc would all likely take a serious look with minimal work needed.Signage will likely be partially impacted by local zoning. 

(Patients don’t want to hear tenants and tenants don’t want to hear medical/dental equipment.

For example, a person can go to  a 10 —-13 week school for dental assistant… finish the course get a certificate and have an immediate job making somewhere around 43k plus.. yeah I know it’s not a ton of money, but it’s a good base especially for folks that don’t want to go to college.

I try to talk sense into them and say let's look at 3 top national tenants Aspen Dental, T-mobile, Starbucks for 3.5 million at a 6.7 starting cap rate with 2% annual increases on a hard corner with a nice anchor in a strong suburban locations putting half down and a full non-recourse loan.
