Those and dental records are the best predictors of default anyways.Now if you pm said, statistically at this price point, 2.6x rent to income 700 credit score has the same probability of late payment and nonpayment as 3x rent to income and 680 or 650 credit score (and showed you the data--I don't know that I would just take this guys word for it) I woud buy that.From your side, you'll have to look at your vacancy risks and determine whether you are going to get what you are asking for in a reasonable time frame.

I would also place in the lease not to flush items such as wipes, feminine hygiene products, paper towels, or anything other than toilet paper down the drains.
