I understand your point though and thank you for the advice, it seems that I need to get out there and start seeing some properties with my own eyes. 

I’ve been keeping an eye on local county auctions, and while the deals seem promising, I’m hesitant about making my first purchase in cash without ever walking the property.The upside of a larger payout is definitely appealing, and I’d love to build up capital quickly through a successful flip.

Get into action: Save as much as you can for your first deal, start analyzing properties regularly to train your eye for good investments, and grow your network.
