Like some people have mentioned here: interview for agents that know what they are doing, that know investments, that know how to get ARVs , that know how to assess renovations, construction costs, etc A realtor that has this experience will have a team also: Think Contractors, Architects or drafters, Interior designers, Engineers, inspectors, title reps, and they will also already have whole sellers they have worked with in the past, know how to get direct to seller off market homes for you, hard money lenders or other avenues for cash like offers.

Only issue you may have is if the sellers is over their threshold for non Safe act transactions in a year.. but that's the seller issue in these deals.The State of CA right on its BRE website has a complaint button for agents to turn in folks who are selling properties they don't own  IE brokering without a license I suspect as this stuff gets so main stream ( because of all the perception of easy money and the way to get started to getting rich) the states will ( slowely of course) start to jump in here and hammer folks...
