They keep rent low, give gifts and homemade cookies for Christmas, make upgrades whenever the tenant requests,  accept all the late rent excuses, etc.The truth is, your tenant is not your friend.

I have seen so many "attorney home made" leases, some better than others, but what they all lack is they have not been "court tested".

Once I got a bottle of homemade whiskey from a Dr who made it for fun. 100 proof.....whew....

You've got conventions, state fair, chili fest, Southern Colorado hub,  and of course temporary work.

The property needs to be titled, the home made of non flammable materials.

I learned that there is a company in Austin TX named Homemade that performs this service but there is no information on what they charge and what their ageement looks like.

Homemade leases are dangerous.

If you are looking to expand beyond student housing, Pittsford, Brighton, Gates, Chili, and Henrietta all have fantastic school districts and opportunity for family rentals. 

They massivley lack transparancy throughout the entire process, they don't have a centralizzed real estate plattform like MLS, so you have to look everywhere, the system favors dual agency which brings a whole slew of issues and favors slimeball sales tactics, contracts are basically home made by attorneys so unbelievavbly rudimentary (like 2 pages, large print) and the process is increadibly messy!
