A 5% movement down wipes out 100% of the equity, and multifamily values are down 5% or more almost everywhere since late 2021.I'm less inclined to say that they invested in a higher risk asset/market, and more inclined to say that they invested at an inopportune time with a high-risk capital structure. 

If you pay electric I would be inclined toward miniplits which may be more cost effective to run.

It also requires gaining a level of sophistication and knowledge that not everyone has the time, inclination or ability to do.

If you're really looking to juice cash flow, you'll want to rent by the room, short term rental, or medium term rental if you're inclined.

For a variety of reasons, a commercial real estate broker is often much more inclined to keep the stale listing for months and years, than a residential realtor is to keep a home listed for months and years.
