Sacramento Metro is the obvious choice if your priority is to stay close to home while achieving some positive cashflow.Just a word of advice: We encourage our investors to obtain an STR permit even if focusing on midterm, so as to blend the strategies together.

Focus on stable B or B‑minus areas with strong rental demand.• Build a team early.

Don't rush it, but it's great that you are focused on doing it.
