If you're lease an ag building to an ag use I think the risk goes down considerably.

The reality is if you have a no smoking clause in the lease and you can proves she smokes in the unit, you can file for breach of lease.

One issue with section 8 is it takes an additional month to get approved and the lease signed so even with higher rent, the extra month vacancy eats up most of the higher rent. 

@Dylan Mortman - Makes sense to me that you wouldn't be able to see the full lease until contract, but I highly advise to read the entire lease.
