Flips are competing with new builds and the cost to build can be a lot lower than the ARV depending on the area.

David ,  the sheriff sales tax sales and other auction type transaction do take cash on the spot in most states.. so I would think access to capital is or can be a Major issue for most starting out. 

This way, you won't feel overleveraged and will have access to equity outside that 1031 that you can then access whenever you find another good deal.

i don't see how the return could possibly be worth it unless i am missing something. you could put that in a savings account and make a much lower risk, higher return.hope this helps

It is expensive to get into and my guess is Orlando will be a cheaper and more accessible market for STRs.
