It's tough if your market is not a retirement destination area or one that has a dearth of locum medical staff. 

In my area, these buildings are becoming much more popular as the city allows a lot of variances when building them.Most of the buildings I've seen are not medical, but generic retail.

@Linda Logan Renting to the non-profit isn't necessarily the issue, but rather if any medical or social services are provided to the tenants that are regulated or require a license.

We don't consider too much on the medical side, but it can still be a consideration if it affects their debt to income ratio & how much they are bringing in.

Also, in a mainstream asset class like value-added multifamily, I see no reason to take a risk on a sponsor that doesn't have full real estate cycle experience or that lost anything more than a small amount of money (and prefer no money lost).
