My first one had holes in the floors and ceilings, + was rat and roach infested..we cleaned it up, put $50k in rehabs into it and it went 3x on appraisal.

Most are in the rat-race, grinding it out in there 9-5 with no light at end of the tunnel and that is why they look to REI, for hope, for light at end of the tunnel, for there way out of the rat-race, for wealth creation not preservation. 

I had solid long term tenants who didn't cause me much issues at all.I was effectively retired and out of the rat race, though living modestly in a house in the "hood" to achieve that financial freedom.
