If your lease clearly states a 45-day notice requirement and the tenants agreed to and signed it with each renewal, technically they’re in breach by giving only 30 days.

If I was a betting man, I would put my money on the 100% bonus sticking around and making a comeback for 2025 tax year.As of now, the bill would only apply 100% bonus to assets acquired AFTER President Trump's Inauguration day on January 19th, which means that technically if you acquired bonus eligible property on January 18th, you are stuck with 40% bonus.I will keep a close eye on this in the coming weeks but I completely agree - this is going to drive demand in the market in a big way.

What if I have to evict  someone that technically lives under the same roof as me... or simply just sending a "Notice to Comply" I feel could create tension.Please let me know if you're someone who has self-managed a house hack and was it worth it?

While I have not, I am friends with a builder that has done this, although he technically he bought a single lot that was double the size, and he needed to subdivide it with city.In Cincinnati, where I am based and my friend is based, the whole process is outlined here: https://www.cincinnati-oh.gov/planning/subdivisions/ and it took him about 2 weeks, I believe.

So long as the stay isunder 180 days and over 31 days it is technically allowed (although likelyfrowned upon by the RSO) and exempt from the RSO.
