@Drew Sygit Yeah I think what I'm going to do at first is what @Michael Paling recommends and try to manage myself in a multifam that I house hack so at least I'll be on site.

But the few requirements pale along side the power of using all of the profit and depreciation youve taken and use it to buy new investment real estate. 

There are county taxes but they pale in comparison to your municipal and state taxes.  

The modern color today is a pale grey.

That just leaves the walls... if they're in good shape after removing the wallpaper, consider a soft pale color--maybe something out of the floor mosaics--to relieve the antiseptic white a bit.

I cant add a picture with my tablet but think of the above picture and instead of flanking the fireplace with gray cabinets, mine is flanked with a golden orange wall and the mantel is pale gold.  

If these features in your unit pale in comparison (age, condition, etc.) to the others, it puts you at a competitive disadvantage. 

But those questions paled in comparison to the lender wanting full documentation to support those funds.  

I would spend a few hours painting the bathroom pale gray, paint the vanity darker gray and an inexpensive all chrome handle,  add some towels in turquoise or yellow and a shower curtain to match (but leave it open) or something.

The tariffs that have been added so far pale in comparison to overall GDP.
