Thank you, The chances of developing a division is pretty slim.Zoning, water and the El Dorado county TIM fees will kill this from happening.The San Stino Hacienda development (in a much flatter area, with water) was killed after over a decade of planning and legal wrangling.Fire Insurance will be a non starter too.Maybe after the Mosquito Creek bridge is finally done there's a possibility but it's doubtful.Best thing is hang on to it, and use for recreational purposes.The TIM fees (formerly known as TIF) pretty much wiped custom (let alone tract) developments years ago.
