A couple hundred thousand from friends and family, a couple hundred from church, a couple hundred from recreational sports, etc.

Currently a low barrier to entry for STRs and within an hour of the airport - visitors find a plethora of recreational activities and temperatures typically 20-30 degrees cooler! 

A good spot for groceries, a nice downtown, and close to some great outdoor recreation...but it's no Asheville and no one wants to drive 40 mins into Asheville everyday. 

Of that 50M, 25M was allocated for the construction of a new recreational faculty that has since been completed.

Don’t count such a day as a day of personal use even if family members use the property for recreational purposes on the same day.

I do everything from FLA lots to acreage in Montana and recreational lots in Colorado and Washington .. we are in 7 or 8 states.

Proximity to Lake Tahoe, some of the best outdoor recreation is a bonus along with fairly mild year-round weather.   

Thank you, The chances of developing a division is pretty slim.Zoning, water and the El Dorado county TIM fees will kill this from happening.The San Stino Hacienda development (in a much flatter area, with water) was killed after over a decade of planning and legal wrangling.Fire Insurance will be a non starter too.Maybe after the Mosquito Creek bridge is finally done there's a possibility but it's doubtful.Best thing is hang on to it, and use for recreational purposes.The TIM fees (formerly known as TIF) pretty much wiped custom (let alone tract) developments years ago. 

Land at key locations along roads or recreational areas is still readily available.
