First, I would second the comments of others that having an entity (e.g. an LLC) where the operating documents (bylaws for a corporation or an operating agreement for an LLC) clearly outline the partner's respective rights and obligations, allocation of profits and losses, taxation, dispute resolution procedures, exit strategy, etc.

Starting in September, if a guest is denied entry to their booked stay or unable to access the property to complete their stay, and we’re unable to reach the host within a reasonable amount of time to find a resolution: It will be treated as a host-initiated cancellation due to denied entry.

When I experienced challenges they proactively reached out to me to address my concerns and worked diligently to find resolution. 

We're selling a few properties and they seem to go under contract rather quickly but the resolutions have been brutal and nitpicky to an extreme degree and the buyers have also been stubborn as can be so I would lean toward buyers market. 

I tried sourcing a resolution through the BP Support Team but they are telling me there is nothing they can do and to outsource to Google for support.

Then, review your purchase contract to see what it says about earnest money disputes and dispute resolution (many require mediation or arbitration before going to court).

This suggests more willingness than banks to negotiate mutually agreeable resolutions on a troubled asset.
