Do yard signs still bring in good applicants?

Ive put out a couple of dozen signs up to 5 miles radious of the property.

So, if I rent before him, he gets nothing.A few days after I sign the document, he finds someone.

Here in WA, I would need the buyer to sign a Buyer Broker Services Agreement in order to submit an offer and in that offer, make the request for commission to be paid by the seller...or the buyer if they are capable and willing.

Would that translate to a "signed lease agreement" and exchange of keys?

But your response does make me think about wet sign a bit more.

Anyway, their lease ends this month and they show no signs of leaving. 

Signed 1 of Oct , with a potential close date 2nd to third week of Oct. we still aren’t closed!

This market does not show signs of crashing.
