The main reason for this is because the cash flow is better than single family homes.

It takes consistency and commitment, and few households will have that.Wait until they move out, then clean the place of any food crumbs, etc. 

I see there are not a lot of Multi-Families available here so my course of action would be to purchase a single family I would live in with my fiance and then later on purchase another single family to start my business.

The only thing that saved us was the condo appreciation, and believe it our not, the northeast was in a sellers market earlier this year when we sold it.I have better returns with my single family rental homes that have low HOAs ($70 a month) and higher rents.  

Don't worry about single month results look at trailing 12 months at least. 

I currently have several single family homes.

I’m single and I want to be able to quit my job and earn enough from my rental income to focus on starting a business.

So not unsual to have single mom and 3 kids on the lease, but get another 3-4-5 people living there.
