So you're right for wanting to do a 1031 exchange.

@Keith Miller you can't go directly from the sale of an interest in an entity to real estate and have that qualify for a 1031 exchange. 

@Christina Galdieri A 1031 exchange cannot be used for the sale of a business itself, as it only applies to the exchange of like-kind real property used for business or investment.

If you did decide to sell and do a 1031 exchange, one of the requirements is that would must purchase at least as much as you sell or more and use all of the proceeds in order to defer all of the tax.
