@Kenneth Hong Would like to add a few more to your list.Pros:-They almost always pay: In 11 years I've had almost 500 student tenants and all but 4 have paid their entire lease in full.

@James Hong the flaw in your plan is that there are no major job centers or universities in that area where renting a room would be most common, if someone is going to rent just a room they will do it close to their job not 40 minutes away.
