For the properties that my business manages as well as our own holdings our general procedure is that we do annual inspections on single family rentals to check the smoke detectors and carbon monoxide detectors as well as a overall condition of the property.

Get a carbon monoxide detector for any area with a gas appliance.To be honest, I've only heard of people wanting to convert from electric to gas, but mostly in owner-occupied houses for cooking purposes..

Since the variable is the tenant, I'd first check what the tenant is doing.I'd first have her give you a demonstration of how she cooks with no smoke and the smoke detector goes off.

Especially fan blades and light fixtures that hang from the ceiling :) And probably smoke detectors that are on the ceiling too.You don't ever know what sort of malice or mischief a previous tenant may have been up to, so it's your job to make sure there is nothing that's going to fall on a tenant's head!
