Start by networking with other investors who buy long-distance successfully — BiggerPockets and local REI groups (in person or virtual) are great places to do this.Next 100 hours of learning: Pick one target market (even just one city) and go deep — research neighborhoods, price-to-rent ratios, average expenses, property taxes, etc.
