I will say that not having bars and night clubs like the neighboring islands makes it much more family friendly.I lived in Sea Isle and went to high school at Ocean City High; the dryness doesn't stop the debauchery - there's enough liquor over the 9th and 34th Street bridges in Somers Point and Marmora to supply plenty of liquid lubrication!

There is a huge benefit in investing in CA and in state but if it requires most of your liquid assets to do one deal (and with debt), it's high risk.In state or out of state, BRRRR project really relies on having a great team (agent, PM, contractors)!
