I told this IDIOT I had just gotten off the phone with the Police and they were literally waiting around the corner, to let me know when you show up and that I would have him arrested for mail theft since they abandoned the property under WA law in writing....Then he claimed that I told them I promised them all of their money back.

They don't have enough to send her to a mental institution or arrest her on criminal charges. 

I have denied people with extensive track records because they have repeatedly got arrested for theft, drug sales, assault, domestic violence etc.... 

If the cops are called and the tenant gets a disturbing the peace charge, you have some ammunition, but they generally won’t arrest for that without many, complaints.  

That means the police can now arrest any trespassers without having to call her.I asked her if she was interested in selling and she said a definite "No" in front of everybody.

Remember to have your cell phone handy when he shows up, alone, and have your friend there to take pictures as you shove and swear at him, who does not have a witness, in order to provoke your landlord into reacting violently against you in any way that touches your person so you can call the Police and have him arrested for Battery.

Criminal background checks are a good way to see how the prospective tenant respects law, to the extent that there was a complaint or arrest/conviction.

Cops grab him before he leaps and arrest the fella ,he goes off to the psych ward for 3 days and I’m out his rent ( he was fired the next day for not showing up btw) .

He looked good until I found his arrest online. 

He also informed me that the tenant involved had been arrested for drug possession and is now jobless.
