I would want to see the invoice and have a chat with the PM about their responsibility to protect my income.

The roofer gave me a invoice with high level bill of material, and a statement that it has 2 years of warranty and brand name of the shingles.It does not say brand name warranty or model or batch number etc. 

Short answer to your questions is if you have a properly set up LLC then all transactions (lease agreements, invoices, etc) are under the entity name.

Seems like a great way for rehaber to make the financials look any way they want.I can think of a few technologies that might help track income and expenses across projects that don't involve saving pieces of paper / invoices / pdfs :)  

I believe the PM lives an hour and a half away (purchased PM business that we were previously using) and didn't visit the home before sending out the plumber because they didn't seem to know any more details about the invoice than what was written in the description.
