I would connect with good hardmoney, dscr, and conventional lenders that are affordable, connect with 2 good pm companies (find out what they charge and extra fees), get dealflow from your agent.

I have 33 rentals producing enough cash flow to support me the rest of my life, but I enjoy my work and continue working.

The ones around me price under what Waste Management charges to come out and haul - WM is about 50 bucks/month, they'll haul the trash for about 30-40 per month and come right up your driveway and pick it up.

Our current manager is in Huntsville and it is becoming clear that we need someone more local to Cullman who can be on top of showing our listings and taking charge of maintenance and repairs as needs arise. 

I have worked for some time to grow in ways that are not super conventional; I don't charge for certain services, or add on made up charges too my owners, and yet get blessed - the best strategy that has worked for me, is consistency.
