I have to say before pouring over the advice on this website I may have massaged the #'s to work.

The doctor's signed form that was provided to me was very vague - "Please allow companion pet".The doctor's note didn't identify or outline a condition for which the companion dog is a treatment or therapy, like stress or anxiety or grief?  

As an aside about the sign ordinance:Here in San Pedro, I've counted at least 7 different VW Buses , with new paint jobs (each one a different color) advertising 1 hr massage for $ 35.00.

She is out of physical therapy and back at home.

This is why (I think) in any given market the listed MF properties will all show the same CAP rate- if they want to sell the property they massage the asking price to be just higher than a bank will want to pay based on the income in that market.  

They plan for perfect case situations as others mentioned and massage the debt structure with I/O for stabilized,short term fixed loans,  or ARM's to make the deal pencil.

I purchase their raw data by zipcode(s) to analyze historical/competitive properties and massage it into the critical details I am looking for (need some basic excel skills).  

There is also a difference between service animals and emotional support/therapy animals.

I too spent lots of time and too many dollars on a Doctoral Degree that I no longer use (clinical doctorate in physical therapy-so a whole lot easier than yours:)....Investing can do the trick for you.
