I can imagine lots of different people named like Robert Smith that have criminal records - so how is a screener to distinguish one from the next?

The cutoff between calling a 5 unit+ building "commercial" as to distinguish it from a 1-4 unit is an arbitrary distinction and has no place in evaluating the investment for your own purposes.

I wouldn’t distinguish this from anything else like inspection items used as a tactic to renegotiate.

With me being a new investor and actually looking for a mentor to work with, I'm finding it hard to distinguish between someone soliciting a particular program they teach, and someone who is genuinely looking to work with someone and see them grow and become successful in their real estate career.

What distinguishes the successful folks from the ones that are not is the passion to keep going despite the obstacles.

Plus, maybe the "improvements" you did are too much for a rental and would just end up costing you more to repair down the road after tenant damage.I do find it interesting that your question distinguishes between reinvesting or "going through the hassles of renting".
