Most Brokers would - and should - require a copy of the purchase contract and your organizational docs showing that you are indeed the person on the contract.What gets me concerned about your question though is the "co-wholesaling with another wholesaler."

I know others who've been falsely accused, and had to go through long processes of organizational valdiation before getting back on their feet--it's a demeaning, disheartening, and tiring experience (not to mention it seems like it's a guilty-until-proven-innocent process).I think it's great you're trying to help her out--and if you're confident that she'll be exonerated by the state, helping her get back on her feet can be the right thing to do.

Having used many organizational systems over the years, the best advice I can give is, use whatever format/system seems most accessible/usable to your own brain, whether that's a spreadsheet with 10 tabs, your phone's contact list, or a simple piece of paper.As far as spreadsheets for property financials and mortgages, I'd recommend you look at some samples online (there are plenty), research the concepts involved (e.g., google how do I calculate net operating income), and then make your own spreadsheet.

Yes, you can wholesale a property owned by a limited partnership, or any organizational structure for that matter, as long as they'll sign the deed and other closing paperwork.
