You will have much milder and responsible patrons.

A wise steward of capital doesn't seek what's best for them, they operate with their clients needs first and seek mutually beneficial solutions.If you're a waiter at a restaurant you wouldn't bring out a dish, tell the patron about it and then serve it to them and ask them to pay.

Patrons staying in hotel would pay 15% less tax if this had passed than those staying in an STR.  

You cut off the only information your landlord had to think he may or may not would receive.I'm not going to lecture you because others have done so, and I find it to be patronizing.

Frankly, even if your math was correct this section looks patronizing to me.

I've helped many churches find storefront space and it can be tough because churches are not attractive from a retail standpoint (if Landlord X has to choose between a church or a UPS store, they'll probably put in the ups since it will be less likely to default, have significant revenue for percentage rents, and attract clients who will patronize other the other businesses of that strip mallWhile I can't give you anything more definitive, I hope that helps.

Recently I was having a chat with some patrons at a coffee house.

I especially dislike them when their primary purpose is to make a political statement and have stopped patronizing some places that do this.
