Welcome back I am having trouble with Yardi on the HUD site but that is was one location I used to grow my portfolio. 

The only thing you can do is maybe reduce the price or somehow market the property better (Better pictures, Video, Facebook Marketplace with Ads, Nextdoor, Craigslist, other sites its not currently on, etc.)

Have you considered trying to manage most of it yourself - and just having someone on site to handle showings? 

A friend of mine has a small apartment complex that has been certified as being smoke free and he gets free advertising from the city website for that.

I've had good luck putting these on Facebook in the church community websites.

I just finished Brandon & Joshua's book, How to Invest in Real Estate, so thought I'd get active on their BP site. 

Industrial sites can have clean dirt for sure but they can also have contaminated soils that can carry a high cost to remediate.  

It makes it easier when you put things into sites like Air BnB and whatnot.
