@Suzanna Smith I think you hit the nail right on the head with the speculation vs investment contrast.

Very deep dark gray and charcoal walls are popular as an accent wall though too- since organic materials such as warm wood shelving and indoor plants create a really nice contrast to that dark background.

By contrast, I have LTR single family homes where the same tenants have been in place for 6 years.

:P By contrast, if I come in and MBB is falling, I better get on the phone and lock it all up ASAP.

So ask about the depth of their team and staff, and succession plan in the event that something unfortunate happens to one of them.Finally, I’ll offer a contrasting point of view on the “skin in the game” topic.  

Contrast this to opinion of CA residents about State X, Y or Z, the response often is that they would never move because it’s either too hot, too cold, not progressive, has frequent hurricanes, tornados, yearly floods, snowstorms, lacks a robust economy etc etc.

In contrast, homeowners insurance only provides cover if you live in the property.  

This contrasts from other mentors who collect revenue on a fee basis up front, regardless of whether your deal succeeds.

The first two properties were a major contrast.

I intentionally let my good tenant’s rents fall a little below market (in contrast I raise our poor tenant’s rent above market).
