With me being a new investor and actually looking for a mentor to work with, I'm finding it hard to distinguish between someone soliciting a particular program they teach, and someone who is genuinely looking to work with someone and see them grow and become successful in their real estate career.

What distinguishes the successful folks from the ones that are not is the passion to keep going despite the obstacles.

Plus, maybe the "improvements" you did are too much for a rental and would just end up costing you more to repair down the road after tenant damage.I do find it interesting that your question distinguishes between reinvesting or "going through the hassles of renting".

He is telling me that he has experience since 1998 in most aspects of real estate, unlike the other attorneys I spoke with who couldn't even distinguish between brokerage and wholesaling.
